128 of 144 listings were brought by banks, mortgage servicers or loan trustees; 13 by condominium or homeowners associations.
Most of the Middlesex County listings we sampled (9 of 15) had already been pushed back at least once, which is why the date on the list is often not the final date. Homeowners can confirm the current date on the official list and review their options below.
Scheduled sales, not completed ones; the adjournment share comes from a small sample. The county's list is the authority for any single sale.

Middlesex County requires a 20% deposit at the close of each sale, in certified or official bank checks with no more than $1,000 in cash. The plaintiff opens at $100 and bidding continues in $1,000 steps. The buyer also pays the sheriff's fees and commissions on the winning bid, and gets no access to the property until it is paid for and the deed is delivered.
From the county's official sheriff pages, read September 30, 2026. Terms change; confirm with the sheriff's office.

Middlesex County is New Jersey's crossroads county — the Turnpike, the Parkway, and the Northeast Corridor all run through it, and so does a huge share of the state's foreclosure volume, spread across profoundly different towns: New Brunswick's student-rental blocks, Perth Amboy's waterfront multi-families, Edison's school-district colonials, Woodbridge's ten-communities-in-one-township sprawl. Cases run through the Superior Court in New Brunswick, and the county's free-help bench includes PRAB's HUD-approved counseling, based in the county itself.
The Middlesex Sheriff's Office advertises sales only on middlesexcountynj.gov, so check dates there or on CivilView rather than relying on third-party mailers. The county's rules allow two defendant adjournments and limit the CWPP right of first refusal to defendants, next of kin and tenants.
Until the auction, and for the short redemption window after it, reinstating, selling the home or a Chapter 13 filing can still change the outcome. Never pay anyone to postpone it for you.
New Brunswick housing counseling, including foreclosure help, in English and Spanish.
Statewide, also free: NJ Courts Foreclosure Mediation Program, Legal Services of New Jersey, HUD-Approved Housing Counselors and Navicore Solutions. None of them pays us.
