Foreclosure in Ocean County: what's different here

Ocean County's foreclosure docket reflects who lives there: the state's largest retiree communities, the shore towns, and Lakewood — New Jersey's fastest-growing large town. The courthouse sits in Toms River, and the county's signature case patterns are fixed incomes colliding with rising taxes and insurance, reverse-mortgage (HECM) defaults with their own trigger rules, and storm-era legacies still written into some properties' paperwork.

If it's your home on the Ocean County list

Ocean posts its list on the sheriff's own site rather than CivilView. Its rules let the owner redeem for up to 10 days after the sale, or until the deed is delivered, so even a completed sale leaves a short window to pay off the judgment.

Until the auction, and for the short redemption window after it, reinstating, selling the home or a Chapter 13 filing can still change the outcome. Never pay anyone to postpone it for you.
